How Often Should You Replace Your Boiler?
Officially RegisteredMost gas boilers should be replaced every 10 to 15 years for a combi, or 15 to 20 years for a well-maintained system or heat-only boiler. The deciding factor is annual servicing by a Gas Safe registered engineer: a boiler that is serviced every year usually reaches the top of that range, while a neglected one can fail much sooner.
Typical Boiler Lifespan by Type
There is no fixed date on which a boiler must be replaced. Instead, each type has a typical working life, and how it has been installed, used and maintained decides where in that range it ends up.
- Combi boilers: 10–15 years. Combis work hard, heating both radiators and hot water on demand, so components such as the diverter valve, plate heat exchanger and fan see heavy use.
- System boilers: 15–20 years. With a separate hot water cylinder, a system boiler cycles less often and, when serviced, often outlasts a combi.
- Heat-only (conventional) boilers: 15–20 years. Simple and robust, but older open-vented systems are prone to sludge, which shortens life if never flushed.
Hard water, sludge in the system, a poorly sized boiler and skipped services all cut lifespan. Our Gas Safe registered boiler services include the combustion analysis, cleaning and safety checks that keep a boiler running safely for longer.
Warning Signs That Replacement Beats Repair
Age alone is not a reason to replace a working, safe boiler. These signs are:
- Recurring faults – the same error codes or lockouts returning several times a year.
- Parts obsolescence – manufacturers stop making parts for older models, so repairs become slow, expensive or impossible.
- Falling efficiency – rising gas bills for the same use, slow hot water or radiators that never get fully hot.
- Failed safety checks – poor combustion readings, flue problems or signs of carbon monoxide spillage.
- Unrepairable leaks or corrosion – a corroded or cracked heat exchanger, or water leaking from inside the casing.
If you are seeing any of these, a Gas Safe boiler engineer can inspect the boiler and tell you honestly whether a repair is still worthwhile.
How Much to Replace a Gas Boiler in the UK?
The figures below are general UK industry guide ranges for a new gas boiler supplied and installed. They are not our fixed prices: every home is different, so we survey first and give you a fixed written quote before any work starts.
| Job | Typical UK range (supply + install) |
|---|---|
| Like-for-like combi boiler swap | £1,800 – £3,500 |
| System or heat-only boiler replacement | £2,500 – £4,500 |
| Conventional system to combi conversion | £3,500 – £5,500 |
What pushes the price up?
- Relocating the boiler – new gas, water and condensate pipework plus a new flue route.
- Power flushing – often needed on older, sludged systems to protect the new boiler and its warranty.
- Smart controls – smart thermostats, weather compensation and thermostatic radiator valves.
- Gas supply upgrades – a modern combi may need a larger gas pipe from the meter.
- System conversions – removing tanks and a cylinder when switching to a combi.

The Repair-vs-Replace Rule of Thumb
A simple guide our engineers use: if your boiler is more than 10 years old and a repair would cost more than about 50% of the price of a replacement, replacing it is usually the better investment. The same applies if you have already paid for two or more significant repairs in the last couple of years.
A younger boiler with a single failed part — a pump, fan, ignition lead or pressure sensor — is almost always worth repairing. Our Gas Safe heating engineers diagnose the fault first and give a fixed price, so you can compare the options before deciding.
When Replacing Your Boiler Is a Safety Necessity
Sometimes replacement is not a choice. If a Gas Safe engineer classes a boiler as Immediately Dangerous or At Risk under the Gas Industry Unsafe Situations Procedure, it must be turned off and not used until it is made safe. When the fault cannot be repaired safely — for example a cracked heat exchanger, a flue that cannot be brought up to standard, or an obsolete model with no safe replacement parts — the boiler has to be replaced.
Some very old open-flued and back boilers fitted in unsuitable locations are also condemned on safety grounds. For landlords, an unsafe boiler means you cannot issue a valid gas safety record, so tenants are left without heating and you risk breaching the Gas Safety (Installation and Use) Regulations 1998. See our CP12 landlord gas safety certificate service for annual checks.
Frequently Asked Questions
How often should you replace your boiler?
Most gas boilers need replacing every 10 to 15 years for a combi, or 15 to 20 years for a well-maintained system or heat-only boiler. Annual servicing by a Gas Safe registered engineer is the biggest factor in how long yours lasts.
How much is a new gas boiler in the UK?
As a general UK industry guide, a like-for-like combi replacement typically costs around £1,800 to £3,500 supplied and fitted, and a system boiler around £2,500 to £4,500. The exact price depends on the boiler, any pipework changes and controls, and is confirmed after a survey.
How much does it cost to replace a gas boiler?
Replacing a gas boiler in the same position is the cheapest option. Costs rise if the boiler is relocated, the flue must be rerouted, the system needs a power flush, a conventional system is converted to a combi, or smart controls are added. We give a fixed written quote before any work starts.
Is it worth repairing a 15-year-old boiler?
Sometimes, for a simple part. But if a boiler over 10 years old needs a repair costing more than about half the price of a replacement, or keeps breaking down, replacement is usually better value.
What are the signs my boiler needs replacing?
Recurring breakdowns, parts that are no longer made, rising gas bills, a weak or yellow flame, water leaks, corroded heat exchangers, and boilers classed as unsafe during a gas safety check are all signs replacement beats repair.
Do I have to replace my boiler if it fails a gas safety check?
If an engineer classes a boiler as Immediately Dangerous or At Risk, it must not be used until it is made safe. If it cannot be repaired safely or economically, replacement becomes a safety necessity. Landlords must also hold a valid gas safety record.
Does annual servicing make a boiler last longer?
Yes. An annual service catches worn parts, blocked condensates and poor combustion early, keeps the manufacturer warranty valid and is the single best way to reach the upper end of a boiler's expected lifespan.
