Our Fixed Price Guarantee

Commercial gas work is often quoted by the hour, which makes budgeting impossible and rewards a slow visit. We price per appliance instead. Once we know how many gas appliances are on your premises and what type of certificate you need, we give you a fixed total in writing — and that is the figure on the invoice, regardless of how long the engineer is on site or how awkward the installation turns out to be.

There is no call-out fee, no travel charge within our coverage area and no surcharge for early morning, evening, weekend or bank holiday appointments on standard certification work. If remedial work is needed after an inspection, we stop and give you a separate written price before touching anything chargeable, so nothing is ever added to your bill without approval.

Commercial vs Domestic Certificate Pricing

A domestic landlord gas safety record (CP12) covers appliances such as a boiler, a cooker and a gas fire in a residential property, and is generally the cheaper of the two because the appliances are standardised and testing is quick. A commercial certificate such as a CP42 is a different piece of work: it covers gas tightness testing of larger-diameter pipework, combustion analysis on each appliance, ventilation calculations, flue performance and — critically — verification that the gas interlock and extraction system shut the supply down correctly.

That is why commercial pricing starts at £150 + VAT for the first appliance while each additional appliance is only £25 + VAT: the fixed cost sits in the system-level testing, not in the individual appliance check. A restaurant kitchen with six appliances therefore costs far less per appliance than a single-appliance premises, and it is always cheaper to certify everything in one visit than to bring an engineer back.

What Is Included in Every Inspection

• A full gas tightness (soundness) test of the installation pipework at the meter
• Visual inspection of all gas pipework, supports, protective coatings and emergency control valves
• Operational and safety-device checks on every gas appliance on site
• Flue flow and spillage testing, plus combustion analysis where the appliance permits
• Ventilation assessment against BS 6173 / BS 6644 requirements for the appliance load
• Gas interlock and extraction interlock verification on commercial catering installations
• Classification of any defects as At Risk (AR), Immediately Dangerous (ID) or Not to Current Standards
• The completed certificate emailed to you on the day, plus a copy retained securely for reissue
• A verbal and written summary of anything that needs attention, with fixed prices for remedial work

Nothing in that list is charged as an extra. If an appliance fails, the certificate still records the findings and you receive a compliant document showing the classification — you are never charged twice for the same inspection.

Multi-Appliance & Multi-Site Discounts

The £25 + VAT rate for each additional appliance is effectively a volume discount built into our standard pricing — a four-appliance kitchen certified in one visit costs £225 + VAT rather than four separate inspection fees. For larger installations with ten or more appliances, plant rooms with multiple boilers, or sites needing several certificate types at once, we quote a bespoke package price that is lower again.

Portfolio clients — letting agents, restaurant and pub groups, care providers, schools and facilities managers — can move onto a rolling annual compliance contract. That includes scheduled renewal reminders before each certificate expires, engineer visits planned in efficient geographic runs, consolidated monthly invoicing and a single point of contact for all sites.
